We will make deposits, prepare checks and adhere to the partnership standards of maintaining current escrow, reserve accounts, and maintenance depository accounts for your portfolio.
Whether a residential or commercial property, we offer a number of cleaning or Make-Ready services to help prepare a property for viewing and quickly go from vacant to rented or leased.
We will prepare all reporting to the necessary agencies based on reporting schedules. The following are just a sample of the types of reports that we can provide: Quarterly and Year-End Financials, OHFA Tax Credit Reporting and an Annual Independent External Audit.
Resident Leasing Class
We host a Leasing Class for EVERY new resident within our management portfolio to review policies and procedures, payment expectations, maintenance procedures, Tenant-Landlord relationships, preventative maintenance expectations, the eviction process, and more!
Routine and Preventative Maintenance
We catch and deal with maintenance and repair issues early on, before they grow into larger more costly problem, and can also offer you suggestions and feedback on upgrades and modifications that will affect both the rent you charge and the value of your property.
Working with us, you gain access to both our in-house maintenance staff, as well as our extensive network of licensed, bonded and insured contractors who have already been evaluated for good pricing and quality work. This can translate into significant savings compared to finding contractors on your own.
We will take all medium to large projects out to bid to ensure that the proper vendor is selected at the best price for the your project. FASS will work with the contractor to ensure accuracy and efficient completion of scope of work.

Collecting rent on time every month is the only way to maintain consistent cash-flow. By hiring us as your property manager, we serve as a barrier between you and the tenant/resident to enforce the lease agreement.
Every six (6) months, we will meet either in-person, by phone, or virtually to discuss a Semi-Annual Portfolio Review of the property(ies) under management to provide information on how your portfolio is performing and any issues that need to be addressed.
